This case examines how a seemingly minor detail — access to technical renovation drawings — became a decisive factor in two otherwise similar real estate investments. In the first transaction, drawings were shared casually by a professional developer, resulting in a smooth, predictable renovation with minimal friction. At the time, their value went largely unnoticed.
In a later deal, the same advantage was sought intentionally but not secured before closing. Despite verbal assurances, the drawings were never delivered, and the renovation that followed was slower, more reactive, and significantly more demanding.
